Water Heater Service for Detroit Homes and Rentals
WaterWork Plumbing offers water heater repair in Detroit and full replacement when a tank has reached the end. We work on gas and electric tank heaters and tankless units in houses, two-flats, rental properties and small commercial buildings. Detroit requires a plumbing permit for every water heater replacement, and we pull it for you.
Repair First, When It Makes Sense
Many no-hot-water calls are a part, not a whole heater:
- Gas units: pilot, thermocouple or gas control valve
- Electric units: heating element or thermostat
- Any unit: a leaking relief valve or drain valve, a broken dip tube, or sediment buildup
When the tank itself leaks, or a unit more than 10 to 12 years old needs a major part, replacing it usually makes more sense, and we’ll say so.
The Venting Problem in Older Detroit Homes
Many Detroit houses vent a gas water heater into an old masonry chimney. When the furnace that once shared that chimney is replaced with a high-efficiency model that vents out the side of the house, the water heater is left alone in a flue that is now too big for it. That can cause poor draft, condensation inside the chimney and, in the worst case, exhaust spilling back into the basement. When we replace a water heater, we check the venting and correct it, whether that means a liner, new vent pipe or a power-vent unit.
What Replacement Includes
- Removal and disposal of the old unit
- A Detroit plumbing permit and inspection
- Correct relief valve discharge piping, gas or electrical connections, and venting
- An expansion tank where required
- Testing for leaks, draft and temperature before we leave
We install trusted brands like Rheem, A.O. Smith and Bradford White.
For Detroit Landlords
Rental properties need hot water restored fast. We work directly with landlords and property managers, and we can coordinate access with tenants.
Detroit Water Heater FAQ
Do I need a permit to replace a water heater in Detroit?
Yes. The City of Detroit requires a plumbing permit for water heater replacement, and the work must be done by a licensed plumber. We pull the permit and arrange the inspection as part of the job.
What is an “orphaned” water heater?
It’s a gas water heater left venting alone into a chimney that was sized for both it and an old furnace. When the furnace is replaced with a high-efficiency model that vents outside, the chimney is too big for the water heater on its own, which can cause poor draft and condensation. The fix is usually a chimney liner, new vent pipe or a power-vent water heater.
Can I switch from gas to electric?
You can, but an electric water heater usually needs a dedicated 240-volt circuit, which means an electrician as well as a plumber. Electric units are simpler to vent but often cost more to run. We’ll walk you through the trade-offs for your house.
